Home Buying Service

If you would like to move quickly and easily, our home buying service is the right choice for you. You can sell your existing property through our specialist partners, which means no fees and no chain to worry about. Our partners act as cash buyers and will purchase your existing property, giving you the peace of mind of a guaranteed sale and a seamless 5 step process.

STEP 1

Our sales team will assist you in finding your perfect Audley property. Once you have chosen you simply need to provide us with the details of your current home.

STEP 2

We will obtain valuations of your home from our network of trusted local estate agents.

STEP 3

Our specialist home buying partner will then make an offer to purchase your home. If you accept the offer we will arrange a survey from the Royal Chartered Institute of Surveyors.

STEP 4

Our partner will pay £1,800 towards your legal fees if you use one of our panel solicitors. This will ensure a smooth exchange and completion process.

STEP 5

Your property is now sold, your Audley property can be reserved and solicitors are instructed to proceed to exchange within 6 weeks.

Home Buying Service: Important information

  • If an offer is reduced following an unfavourable survey you are under no obligation to accept it.
  • A higher value may be achieved for your property by selling independently of this service.
  • Buyers are advised to take their own advice to ensure the Home Buying Service is suitable for their needs.

 

Buying your property

 

Step 1: First visit

  • It begins when you book an appointment with the sales team at your chosen village. At the meeting your sales consultant will ask you about your current circumstances and requirements.
  • You will receive a private village tour, and shown the village facilities including the restaurant and Audley Club, fully built properties, printed floor plans and a show apartment (village dependent). If the village is in construction you will be shown a video fly-through, village model and computer generated images.
  • You’ll be taken through our fees and Key Facts documents, which will be yours to take away.

Step 2: Purchase

  • To proceed with the purchase you will be asked to sign either a hold agreement (if you’re not yet able to proceed to exchange*) or reservation paperwork, once you’re able to proceed to exchange. The exchange terms will be discussed and stated on the paperwork. Payment of a deposit will be required.
  • If you a purchasing ‘off plan’, there will be a time frame in which you may be able to choose the colours and finishes for your bathroom(s) and kitchen. The sales team will be able to advise you on these dates. 
  • A mandatory care assessment will need to be completed. You will receive this by email shortly after your property is reserved. Please ask if you require this by post.

Step 3: Solicitors

  • Instruct a solicitor or conveyancer to act on your behalf to handle the legal paperwork. We can provide details of solicitors who are familiar with our lease – this can help speed up the process. The memorandum of sale and reservation paperwork will be sent to our solicitor to start preparing the legal documents*  and a copy will be sent to your solicitor. 
  • Our solicitor will be in touch with your solicitor during the process* and your sales consultant will keep in touch with all parties to ensure the process is running smoothly.
  • Your solicitor will apply for searches that will need to be paid for and may raise additional enquiries prior to you signing the contract.
  • Contracts are signed.

Step 4: Exchange 

  • A 10% deposit is payable on exchange – any deposit money you’ve already paid will be deducted from this 
  • Contracts are exchanged

Step 5: Completion 

  • If you’re purchasing a property ‘off plan’, we will provide a completion date as soon as possible, depending on the construction schedule; the date is usually agreed one month before completion. If your property is still being built, our sales consultant will stay in touch during the build process.
  • Once the property is finished, or if the property is already built, you will receive a 10 working days’ notice of completion of contracts.
  • Completion money is paid in full.
